Where are your cabins located?
Our cabins are located all around Townsend, Tennessee. Some are in the city limits of Townsend and some in the Wears Valley Area sitting between Townsend and Pigeon Forge. All are very convenient to the Great Smoky Mountains National Park, Cades Cove, and Little River. Townsend, TN is located just 15 miles to the west of Pigeon Forge so all of our cabins are "just down the road" to Dollywood, Splash Country, Dinner Theaters, well known restaurants and more.
How do I find the cabin once it is rented?
Smoky Cabins will either e-mail or USPS mail you specific directions to the cabin where you are staying. These directions take you directly to your cabin street by street and turn by turn. We suggest that if you are going to use a GPS system, you also take along the directions that we send to you. GPS systems are not always accurate in the mountains.
Do you charge any "fees"?
We do charge a Reservation Fee depending on the size of your cabin.
Do you charge a Cleaning Fee?
We do not charge a cleaning fee. Before you depart from the cabin, please follow the Check-out procedures. We do expect to have to change linens, sweep/mop floors, dust, clean bathrooms & hot tubs and do other minor cleaning. We DO NOT expect to have to pick up trash, food, etc from the floors, clean dirty dishes, move furniture back to it's original places, find dirty dishes in the cabinets, etc. If we have to do those things, we reserve the right to charge the credit card on file up to a $100.00 cleaning fee.
What are your check out procedures?
When you are ready to leave please put all dirty towels in the bathtub or shower, leave beds used unmade, make sure all garbage is gathered and put into the outside receptacles (no loose trash please, bags only) and all the dishes you used are to be cleaned and put back up. Housekeeping will do the rest. If you moved any furniture, then you must move it back where it was. If you disconnected our TV cables to play games, then you must connected the TV and cable cords back. If you do not and we have to send out a TV repairman to hook back up the TV to cable or satellite to get the TV to work then you will be charge for the service call of $ 50.00. We are sorry you have to leave, but have a safe trip home and hope to see you again.
How can I reserve one of your cabins?
It's very simple, you can either make the reservation online by clicking "Book Now" and filling out the proper form or giving us a call on our toll free number. We answer the phone from 8:00am - 10:00pm. We will need some information from you such as your name, address, phone numbers, e-mail address, and how many guests.
What is the deposit requirement?
We require 1/3 of the total due to be paid at the time of reservation. We accept the 1/3 down payment in the form of a credit card (Discover, Visa & Mastercard) or personal check/money order. If you chose to pay by personal check or money order, it must be received in our office within 10 days or the cabin could be offered to someone else. This is not in addition to your total rental fees. The balance of your reservation is due 2 weeks prior to your arrival date. If the balance is not paid by check prior to this date, we will automatically place the balance on the credit card on file.
What time is Check in/Check out?
Our check in is 3:00pm and check out is 10:00am. We try to make this as convenient as possible for our guests but we do have to clean the cabins between each visit. Depending upon the size of the cabin, it could take 4 hours to clean it. If you leave after 11:00am and do not have prior approval to stay late, you will be charged a $100.00 non-refundable late fee. There are times that we might be able to give to permission for a late check out, just ask. We'll try to work it out for you.
What is the cancellation policy?
Due to holding these accommodations and in consideration of the fact that we did not rent this unit or these dates to others, we cannot return any payments unless you cancel 30 days prior to your arrival date (30 days). If you cancel and the date is greater then (30 days) from your arrival date we will refund your deposit, less our administration fee of $50.00. If you cancel less then 30 days to your arrival day, you forfeit all monies, unless we can rent out the cabin that you reserved. If we do, we will send you a refund of your deposit minus the cancellation fee of $50.00.
Do you offer Trip Insurance?
Yes, we offer vacation trip insurance through an insurance company. Please click on this link to see exactly what is covered by this policy. This policy will cost 6.95% of your reservation total which would be collected by Smoky Cabins and forwarded to CSA Travel. Please call our office for more information.
What is supplied in the cabin?
All of our cabins are supplied with fresh, clean linens for your stay. (sheets, blankets, towels, kitchen towels, etc). All of our cabins have fully equipped kitchens meaning you can cook a full meal with the supplies in the cabin. (Not all cabins have dishwashers). Just bring your own food. Where applicable, each cabin also has a starter supply of dishwashing detergent, laundry detergent, toilet paper, paper towels, bath soap and garbage bags.
Do your cabins allow pets?
We do have pet friendly cabins. All pets have to be crated while alone and treated for fleas. Guests staying in our cabins are responsible financially for any and all damages. All guests must have permission from the office for you to bring a pet. There is a pet fee associated with each pet. Call our office for more details.
Do your cabins have phone service/internet service?
Not all of our cabins have phone service. Please check with the individual cabins amenities to see if it has a telephone. If your cabin does have a telephone, it can be used with dial up internet service only. No long distance calls are allowed in any cabins.
Do you provide firewood?
We provide firewood from October 1st - March 30th. We do not provide kindling or fire starters. If you use the fireplace at times other than the stated period, you will be charged a fireplace cleaning fee of $50.00.
How is your weather during winter and road conditions?
Townsend is located just outside of the Great Smoky Mountains and are considered the foothills of the Smokies. We do not get snow very often but when we do, our guests must be prepared. Snow is unpredictable. The best chance for snow is December until mid-February. If you are lucky enough to see snow, be prepared for it. Snow removal is usually prompt on the main roads, but can take a few days on the side roads, so be ready! Please be advised that Smoky Cabins is not responsible for the roads through and around Townsend or the resort that you may be staying in. Blount County is responsible for snow removal and will do the best job they can depending upon the level of snow and equipment at their disposal. The driveways or parking lots of each individual cabin or chalet are private property which restricts Smoky Cabins from scraping due to threat of damage to the property.
Please note that four wheel drive vehicles or tire chains may be required during the winter months. In the summer months roads are passable and safe but you will still have a mountainous drive.

"All advance rent deposits, damage fees, taxes, and balance of rent due are deposited into a bank escrow account. These deposits are considered income to Smoky Cabins upon receipt and may be used immediately. Any refund considerations are expensed from the general books of Smoky Cabins.
