Can I throw a party?
Absolutely NO LOUD PARTIES are allowed in any of our cabins. Guests not abiding by this rule will be asked to leave the cabin with no return of rental premium.
What is provided in the cabin?
Heat and A/C, stove, refrigerator, microwave, toaster, coffee maker, dishes, flatware, utensils, pots and pans, color TV/VCR, fire and smoke detectors, pillows and bed linens, blankets, starter supply of towels, washcloths, and bath mats. Where applicable, each unit also has a starter supply of bar soap, dish soap, toilet paper, paper towel, laundry detergent, and garbage bags. Once the starter supply is used, the guest must supply these items for themselves.
What should I bring with me?
Items that the guest will need to supply are charcoal for the grill, fire starter or kindling, extra blankets, towels for use at the river or park, cribs, high chairs and foil, plastic wrap and laundry soap, coffee filters, spices, and condiments.
How do I make a reservation?
The day you make reservations, your deposit is due either by Visa, MasterCard, or Discover. The deposit is 1/3 of the total. The balance is due at least 14 days (two weeks) before your arrival date and will be charged to the credit card we have on file unless otherwise instructed. No personal checks will be taken less than 14 days of your arrival date. There will be a $25.00 dollar service charge added to any returned checks. Your reservations can either be made by calling our office or making reservations online.
Do you sell Trip Coverage?
No, but you are welcome to purchase a trip insurance package through an outside company. Insuremytrip.com is a website that you could start with to find coverage.
Can I opt out of the $500 refundable damage deposit?
Every one of our reservations requires either a $500 REFUNDABLE damage deposit OR the purchase of a $20 NON REFUNDABLE damage waiver. This waiver covers you for up to $1000 in accidental damage done to the cabin. All you have to do is report the damage to us and we will take care of the replacement or repair of said item. Please note that the damage waiver DOES NOT cover damage caused by a pet.
Should I tip the housekeepers?
Our housekeepers work hard to provide you with not only a clean cabin, but a welcoming, well stocked, and inviting cabin. You may offer a tip either by leaving cash in the provided envelope at the cabin or by digitally using the cabins unique QR code. Although it is not required, please consider leaving them a tip.
Is smoking allowed?
Smoking is allowed outside of the cabin as long as butts are disposed of properly. If we smell smoke, find ashes or other evidence of smoking inside one of our cabins, there will be a $500.00 additional cleaning fee charged to you.
What time is Check In?
Our Check In begins at 3:00 PM each day. Since our guests go directly to the cabin, you may check in any time after 3:00pm on the date of arrival. We will try to leave the outside light on for any guests that we know will arrive after dark.
What time is Check Out?
Check Out is a 10:00 AM; if a guest checks out later, then you will be charged $100.00 minimum for a late check out. If a guest checks out later than noon, they will automatically charged for an additional night but still be required to leave. No late check outs are allowed unless you have permission from the office.
What is expected of me for Check Out?
Upon departure, please put all dirty towels in the bathtub or shower, leave beds used unmade, make sure all garbage is gathered and placed as instructed in the cabin book at your specific cabin. (no loose trash please, bags only), and all the dishes used are to be cleaned or in the dishwasher started upon your departure. We will unload the dishwasher. If there isn't a dishwasher, please clean the dishes and place them back in the cabinets where they belong.
What should I expect concerning cleaning?
When you depart from the cabin, please follow the Check Out procedures. We expect to change linens, sweep/mop floors, dust, clean bathrooms and hot tubs, and do other minor cleaning. We DO NOT expect to have to pick up trash, food, etc from the floors, clean dirty dishes, move furniture back to its original places, find dirty dishes in the cabinets, etc. If we have to do those things, we reserve the right to charge the credit card on file a minimum cleaning fee of $50. TRASH - Some of our cabins are located in a bear sanctuary. These cabins require that you carry your trash to the dumpster which may be a couple blocks from your cabin. Other cabins have bear proof trash containers. Please be sure to close them securely and not leave any trash outside of the container. These trash containers are emptied once per week. Please call us if you find it full and need to dispose of trash.
Are linens provided?
The staff at Smoky Cabins goes to great lengths to make sure that our cabins are well stocked with clean linens that are in good condition. We wash and sanitize them after each stay for the next guest that comes in. Please help us to maintain our linens by not using them to clean floors, shoes, cars, motorcycles, grills, kool aid, remove make up, and such. If you do stain our linens, there will a replacement cost charged to you. We do realize that accidents happen, but please use paper towels to clean up things that permanently stain. We thank you in advance for your cooperation.
Can we have groceries delivered?

Are your cabins pet friendly?
We do not accept pets in any of cabins without specific approval from management. Alone At Last, Bear's Den, Bear Essence, Bear Pause, Lazy Bear, Cozy Cove, Cades Cove Hideaway, Bearfoot 2, River Dreaming, Black Bears Den & Holy Smokes are the only cabins that we allow pets in and only with specific approval from management with the following information. Dogs name, breed, & weight. You must also agree to our pet policy which is below.

My dog(s) will not be allowed on the cabin furniture unless I provide a blanket for my pet to lay upon.

My dog(s) is house trained and will not potty in the cabin.

I understand that if my dog(s) causes any damage to this cabin, I will be responsible for any and all repair costs.

I will pay additional cleaning costs if my dog(s) leaves an excessive amount of dog hair throughout the cabin.
Only those dogs that have specific and formal training as a SERVICE animal will be allowed in any of our other cabins. Emotional support animals are not accepted in non pet friendly cabins.
Can we use the fireplace?
Most of our units have either gas burning fireplaces or wood burning. All fireplaces are usable from October 1st to the 1st of April. No foreign materials are to be burned in gas fireplaces. We provide a started supply of firewood for your stay. You should provide kindling for wood burning fireplaces.
What if I forget something at the cabin?
Smoky Cabins is not responsible for personal property left after your departure. If you find you have left something, please call the office, and we will try to locate it for you and return it COD to you.
What if I need to cancel?
In order to receive a refund of your advance deposit/payment, you must contact us in writing (email address: reservations@smokycabins.com) at least 30 days prior to your arrival. A service fee is deducted from all refunds ($50 plus tax). There are NO refunds on cancellations within the 30 day period prior to your arrival date.
*Within 30 days - whatever dates we can rebook, this is the amount that we will refund back (-$50). Example: If you had 5 nights, and we rebooked 4 nights = you will be refunded 4 nights+tax+cleaning fee - $50 cancellation fee plus tax.
How is your weather during winter and road conditions?
Townsend is located just outside of the Great Smoky Mountains and is considered the foothills of the Smokies. We do not get snow very often, but when we do, our guests must be prepared. Snow is unpredictable. The best chance for snow is December until mid-February. If you are lucky enough to see snow, be prepared for it. Snow removal is usually prompt on the main roads, but can take a few days on the side roads, so be ready! Please be advised that Smoky Cabins is not responsible for the roads through and around Townsend or the resort that you may be staying in. Blount County is responsible for snow removal and will do the best job they can depending upon the level of snow and equipment at their disposal. The driveways or parking lots of each individual cabin or chalet are private property which restricts Smoky Cabins from scraping due to threat of damage to the property.
Please note that four wheel drive vehicles or tire chains may be required during the winter months. In the summer months, roads are passable and safe but you will still have a mountainous drive.
~ That pursuant to the provisions of the Tennessee Code Annotated, Title 47, Chapter 18 and Title 62, Chapter 13, Sections 62-13-104(b)(3), Subdivision (D0(I)Smoky Cabins Vacation Rentals, Inc. discloses the following as policy:
"All advance rent deposits, damage fees, taxes, and balance of rent due are deposited into a bank escrow account. These deposits are considered income to Smoky Cabins upon receipt and may be used immediately. Any refund considerations are expensed from the general books of Smoky Cabins.
